 TOURS AND LEASING

How do I tour an apartment and check out the community?

We’d love to show you around! For in-person tours, you can book one directly on the website, or contact our leasing office to schedule a tour. Please bring your ID to the tour. If you are looking for a specific unit walk-through video, please contact us directly and we can help you out!

 APPLICATION AND LEASING

How do I apply for an apartment?

Once you have found your desired floorplan on our website, you can submit an application via our online portal. Or just give the leasing office a call—they are happy to answer any questions you may have.

What documents do I need to provide for the application process?

To start your application, you'll need to provide a valid ID and proof of income. These documents help us verify your eligibility and ensure a smooth leasing process.

What are the income requirements to qualify for an apartment?

To qualify, your income should be at least 3.5 times the rent amount.

Is renter's insurance required?

Yes, renter's insurance is required to protect your belongings and provide peace of mind. Each applicant must be on the insurance policy. For more information, please contact our leasing team.

How do I renew my lease?

Our team will send you a notice for renewal 90 days before your lease expiration. To renew your lease, please send us an email indicating your desire to renew at least 60 days before your lease ends, and we will provide you with an updated lease agreement. We would be sad to see you go but if you do not wish to renew your lease, we will provide you with move-out instructions, your final move-out date, and your final balance owed.

Does The Katy offer affordable housing options?

The Katy does not participate in an affordable housing program at this time.

 MOVE-IN AND MOVE-OUT SUPPORT

Are there move-in or application fees?

Yes, an application fee is required to apply for an apartment. Please contact the leasing office for the current fee structure and any move-in promotions.

Are there services to help with the move-in process?

The Katy provides access to freight elevators and loading docks to assist with your move. The leasing office also has some moving dollies available for check-out. Please coordinate with the leasing office to schedule your move-in.

Are there any restrictions on decorating or modifying the apartment?

You're welcome to decorate your apartment to make it feel like home! However, if you wish to make any modifications, please seek approval first. You are responsible for any damages which will be deducted from your security deposit.

What happens if I need to break my lease?

If you need to break your lease, please contact the leasing office. They will guide you through the available options, which may include early termination fees.

What is the process for moving out?

When you're ready to move out, please return your keys to the leasing office during office hours so we can process your move-out on the same day. We cannot complete your move-out until we have received the keys. Once you are out of the unit, the team will inspect the unit and determine any damages and repairs required.

How long does it typically take to receive the security deposit refund?

A refund will be issued within 30 days of moving out in the form of a check.

FEES AND PAYMENTS

How much is the security deposit, and when is it due?

The security deposit varies by apartment type: $300/ for a one-bedroom, $500 for a two-bedroom, and $700 for a three-bedroom. It is due when you apply for your new home.

Are utilities included in the rent?

Utilities are not included in the rent and are billed separately, allowing you to manage your usage and expenses independently.

Which Wi-Fi providers can I use?

You can choose from AT&T or Centric for your Wi-Fi/Cable services.

How can I pay my rent?

You can pay your rent conveniently through BILT in our resident portal. We accept online payments via credit card, debit card, or bank transfer. For more details, contact the leasing office.

Are there any other monthly fees?

There are monthly fees for pest control, an amenity Fee, water, and trash. Contact the leasing office for more information.

 PARKING

Is parking available?

Yes, we offer gated general parking or paid reserved parking for residents. Limited guest parking (not gated). Residents, guests, and visitors are required to register their vehicles to avoid towing.

Are there EV Charging stations?

Yes, The Katy has EV charging stations available in our garage for resident use.

MAINTENANCE AND REQUESTS

How do I submit maintenance requests?

Maintenance requests can be submitted through the Sight Plan app. For urgent issues, please call our emergency maintenance team.

How quickly are maintenance issues addressed?

Non-emergency requests are typically addressed within 1–2 business days. Emergency issues receive immediate attention.

Do you allow pets in the apartments?

Yes, The Katy is a pet-friendly community, allowing both cats and dogs. Some breed restrictions may apply.

Is there a pet deposit or a monthly pet fee?

Yes, there is a required pet deposit along with a monthly pet fee.

What onsite amenities do you offer to accommodate pets?

Residents enjoy direct access to the Katy Trail, perfect for walks, and our onsite resident dog park and pet spa.

Are there laundry facilities?

Yes, all apartments have in-unit full-size washer and dryer facilities.

Do the apartments have high-speed internet access?

Yes, apartments are pre-wired for AT&T Fiber or Spectrum.

How does package delivery work?

The Katy provides package pickup with concierge available 24/7.

What floorplans are available?

The Katy offers a range of one-, two-, and three-bedroom apartments with private balconies and terraces in select units.
